In the spring and fall my garage floor is always sweating. The floor has been painted several times. Is there anything that can be done to prevent this?
An excellent question. The solution, which admittedly is not practical, is to never open your garage door, or to always leave your garage door open. At this time of year, your garage floor is very cold. When the door opens, warmer higher humidity air enters the garage and hits the cold garage floor. Condensation forms. On an unpainted floor the moisture would be absorbed into the concrete. On a painted floor this is not possible. Therefore, there is no real solution to your problem other than to let the garage floor heat up. Because of its size and thickness, it has a considerable amount of thermal mass and the ground below it is similarly cold creating even more mass. The solution to this problem would have been to put rigid insulation below the floor, before the floor was poured and to pour as thin a floor as possible. This, of course, can create a whole other set of problems. Therefore, the short answer is that there is no solution.
