I have a concrete garage floor that is crumbling, particularly where our vehicle sits and where salt & moisture collect. The floor has been patched, by the previous owner but the patche material is breaking up and the original concrete continues to crumble. What is the best way to stop the crumbling in the original concrete and repair the effected areas to ensure that there is proper bonding to the effected area. I assume that a type of sealer should be applied after the repair is complete.
There are many low shrinkage, fast setting, heavy duty concrete repair mortars available market. Some are fiber reinforced and/or resin modified. In all cases, proper surface preparation is essential. All loose concrete, as well asall wax, oil, grease, dirt and dust must be removed from the surface. There are commercial products available to clean concrete. Alternatively, for cleaning oil stains, use a solution of a tri-sodium phosphate available from any building center, or try scrubbing with fresh kitty litter. Afterwards, I would consider painting the garage floor with an epoxy paint designed specifically for that purpose.
