What should we consider when getting quotes for a double car garage?

We are buying a side-split house built in 1964. It has an attached single car garage at the side, which we are considering would be nice to take as extra living space. And then we would have a double car garage built, or a single plus car port. What do we need to consider when getting quotes from contractors?

Existing Attached Garage

  1. Is there a door from the house to the garage? If not, you need a door or an opening. If there is, is it acceptable for the new application?
  2. Raise the floor? Wall, ceiling and floor finishes?
  3. Source of heat?
  4. Electrical -- Lights, outlets, switches, telephone, cable, etc.
  5. Material used to fill in garage door
  6. Add windows?
New Garage
  1. By Laws -- height restrictions, minimum distance from property lines, minimum distance from the house (if detached), etc.
  2. Attached or free standing? (Affects whether you need frost footings.)
  3. Exterior cladding? (Affects whether you need frost footings -- brick will need them.)
  4. Floor -- concrete (preferred)or asphalt?
  5. Electrical -- Lights (interior and exterior), outlets, switches, etc.
  6. Roof covering?
  7. Garage door(s) -- type, openers?
