Gas, propane or oil-fired water heaters or furnaces in garages should be protected from vehicle impact, and should be at least 18 inches above floor level. Where appliances may easily be damaged by vehicles or are too close to the floor, there is a life safety issue. A fuel spill or gas explosion is possible.

Appliances must be protected from vehicle impact. Steel columns filled with concrete are often used for this.

Appliances are raised above the floor to avoid an explosion or fire as a result of gasoline fumes. Gas fumes are heavier than air and will tend to settle close to the floor. The pilot or burner may ignite combustible gas vapors from vehicles. Mounting combustion appliances above the floor reduces the chance of a pilot or burner igniting gasoline fumes.

Ensure all pilots or burners on combustion appliances are at least 18 inches above floor level.
