Stage Your Home

SKILL LEVEL 2

We know, all too well, the current state of the housing market. Clearly, you want a competitive edge, which is where home staging comes into play. The goal is to have potential buyers perceive your house as well maintained, plenty roomy and a perfect match for how they live.

It goes without saying — but we'll say it anyway — that all major systems and components should work as designed and be in decent shape. If anything falls short, be prepared to get less for the house or for it to take longer to sell.

Here are the basics to consider during home staging:

    • Heating, electrical and plumbing systems work properly.
    • The roof and siding are good repair.
    • Windows open and close, and the glazing is in good condition.
    • Paved areas don't have giant holes and cracks.
    • The attic and basement don't show signs of leaks or dampness.

One final pointer: change the furnace filter — some people check them as an indication of whether the house is well maintained!
